The price quoted is based on a bed and breakfast basis. Room rates are as follows:

Single occupancy is £110 per night in all three rooms.

Lagoon (sleeps 2) - double room with ensuite & king size bed @ £145 per night.

Flagstaff (sleeps 2) - double room with ensuite & king size bed @ £145 per night.

Bay (sleeps 4) - family room with ensuite & king size bed and separate room with two single beds @ £195 per night. Option to sleep 2 @ £145 per night.

Please note: A deposit of 50% of the booking total is required.


Our Service
We live and work at Tŷ Bae B&B and so the house is always staffed. As well as providing our guests with accommodation and breakfast we also attend to your room each day between 11.00am & 1.00pm to replenish the following: glasses/mugs, sparkling & still bottled water, tea/coffee, fresh milk, empty the bins and if requested make your bed.

Drying Room 
If you have been out walking, sailing, cycling - or whatever - and you need your clothing drying for the next day, please let us know and we will organise this for you.

Smoking Policy

Smoking is not permitted anywhere within the Bed & Breakfast - including the balconies. For the care of future guests, if you smoke in your room a charge of £100.00 will be made to your credit/debit card, without prior notice. This charge is for the cost of deep cleaning the room, and your booking will be terminated with no refund of accommodation costs or supplements. Smoking is permitted outside of the property.

We regret that we are unable to accommodate dogs or pets of any other description but we do allow people who need to use assistance dogs (such as visually impaired people) to be accompanied by their dogs. 

Cancellation and Insurance
* Your booking agreement with us is a legal contract.
* On-line bookings require a deposit for the first night of stay; the balance may be paid at time of booking or on departure by debit/credit card or cash.
* Bookings made by telephone or email require a deposit.
* Commercial, Business Credit Cards and American Express will incur a 1.9% charge.
* Seven days notice of cancellation is required for a refund.
* Please note we are a small business and as such rely heavily on forward bookings, so cancellations can have a significant impact on us.
* If cancellation occurs within 7 days of arrival we regret the deposit will not be refunded.
* An un-notified ‘no-show’ will incur an additional £50 charge.
* If applicable, these charges will be charged to the credit card whose details were provided at the time of booking.
* We strongly recommend that you have travel insurance to cover any unforeseen need for cancellation.

Non-availability of Accommodation
We will only cancel your holiday if your accommodation becomes unavailable for reasons beyond our control. We will attempt to find you alternative local accommodation of a similar standard however our liability will not extend beyond this.

Check in and Departure times
Check in is between 16.00hrs & 19.00hrs and we ask that guests vacate their rooms by 11.00hrs on day of departure. If you plan to arrive after 19.00 please let us know as we want to ensure that someone is here to welcome you to Tŷ Bae.

Late arrival procedure

Please ensure you contact us no later than 19.00hrs on the day of arrival, if you will be arriving late. Failure to notify us may result in the room being re-let or the £50 ‘no-show’ charge being applied to your credit card.

Damages and Breakages 

* Please take care with our accommodation and property. You are responsible and liable for any breakages or damage which you cause to the accommodation or its contents.
* Please report these as soon as they occur, especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly.
* We do not normally charge for minor breakages, but we reserve the right to make a charge to the guest’s credit / debit card, or we may send you an invoice, for repair or making good if the damage or breakage is significant.

* In the case of non-repairable damage, missing or soiled items we apply a new for old replacement cost policy.
* We may make an additional charge of £100 if you did not report this at the time of your stay.

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees contractors whilst acting in the course of employment.

* It is the policy of Tŷ Bae not to discriminate on the grounds of race, ethnicity, gender, age, religion, marital status, disability or sexual orientation.
* Guests and all staff or sub-contractors engaged by or on behalf of Tŷ Bae are expected to adhere to this policy and we may, without incurring any liability, remove from the property any person or persons offending against this policy.

Guest Behaviour
* Guests are requested to keep noise levels and behaviour to an acceptable level for the sake of others staying at our B&B.
* We reserve the right to judge acceptable levels of noise or behaviour of guests, who upon request must curtail their behaviour to an acceptable standard.
* In the event of failure to comply with management requests, we may terminate the booking immediately and request the offending guests to leave without any refund or compensation.

Take away food
* Guests are requested not to bring take away food into their bedrooms. Spillages on bedding may result in difficult stains and dry cleaning bills which may be added to guest bills.

Privacy Policy
* Any data collected during the course of this booking will be stored on our computer.
* With your permission we may from time to time contact you about promotions and offers.
* We will not share your details with any third party.

Access Statement
Parking is to the rear of the property and there is a short walk to the front door. From the driveway there are 8 steps with a handrail up to the house and a further 2 steps to the Front Door. To the side of the steps there is a hand rail leading to the front door. Alternatively, there is a ramp which can be accessed from the car park and runs along the side of the house to the front door which negates the need to use the 8 steps from the drive. Guest rooms are accessible via the main staircase with handrails on both sides. There are a further two steps at the top of the main staircase as you access the landing. There is a single handrail for the two steps. Our “Flagstaff” bedroom is split-level and has two steps leading to the ensuite. There is a single handrail for the two steps. All ensuites have walk-in showers with 50mm high plinths from the floor level. The showers have grab rails and if you require a rubber mat for more secure footing, they can be supplied. If you have any concerns over the accessibility of our rooms, please do not hesitate to contact us to discuss your requirements.
